A Strong Applicant… On Paper
We recently received a rental application from a self-employed professional — high earning, well-spoken, and seemingly an excellent candidate for one of our executive rental listings in London, Ontario.
On the surface, everything looked promising.
But as any experienced property management company in London Ontario knows…
👉 Surface-level isn’t enough.

The Missing Piece: Verifiable Income
As part of our tenant screening process, we reviewed the documents provided.
What we found was… incomplete.
There was no clear indication of actual income:
- No consistent monthly draw
- No confirmed annual income
- No clarity on what was being taken personally from their corporation
And for a self-employed applicant, that’s not unusual — but it does require deeper verification.
So we did what we always do:
✔️ We asked for clarification
✔️ We requested standard proof of income
✔️ We followed up professionally and clearly
Because at Harrison Carter Group, we don’t guess — we verify.
When Communication Breaks Down
Instead of providing the requested documentation, the applicant began to slowly disengage.
Emails went unanswered.
Follow-ups stalled.
We sent a standard notice indicating that we would consider the application withdrawn due to lack of completion.
That’s when things shifted.
The applicant responded, stating:
- They submitted what they deemed to be “enough”
- We were requesting “sensitive information”
- They had spoken with legal counsel regarding their rights

👉 At no point did we request:
- Bank account numbers
- Account login information
- Anything that could compromise identity or security
We simply asked for proof of income — the same requirement used in responsible tenant screening across Ontario.

This situation ultimately came down to alignment.
The applicant was uncomfortable with the level of verification required.
And that’s fair.
But for us?
👉 Cutting corners is not an option.
So we made the professional decision that it was not the right fit — for them or for our client.
