“Doesn’t the landlord’s insurance cover me?”
Not for your stuff. A landlord’s policy typically covers the building (e.g., fire, major water events), not your contents or your liability. If a mishap starts in your unit (a kitchen fire, an overflowing tub, a leak affecting neighbours), you could be responsible for damages without your own policy.
What tenant insurance usually includes
- Contents coverage – Replaces your belongings (furniture, clothing, electronics) after a covered loss.
- Personal liability – Protects you if someone is injured in your home or if you accidentally damage the building or a neighbour’s unit.
- Additional living expenses – Helps cover temporary accommodation if your home is uninhabitable due to a covered claim.

- It’s a standard lease condition with HCG to keep coverage active for the duration of your tenancy.
- It minimizes financial surprises and keeps buildings running smoothly for everyone.
Quick checklist before you move in
- Get quotes and choose a start date that matches move-in day.
- Set realistic coverage limits for your belongings (do a quick home inventory).
- Add all adult occupants/roommates to the policy (or secure separate policies).
- Confirm liability coverage (commonly $1–2 million).
- Send proof of insurance (declarations page) to admin@harrisoncartergroup.com before key handover.
- Note your renewal date and keep your policy active.
